The wood gives space to this architectural masterpiece in stone, glass and wood which dialogues harmoniously with the wonderful nature in every season, through the large windows and terraces from which to wait for the centuries-old repetition of prodigious sunsets!
The swimming pool is the meeting point between the inside and outside of the villa and the colors of the sky and vegetation play with the stone and infinite space.
The Villa comfortably accommodates 8 people who can comfortably gather around the fireplace in the main living room, as well as the wide outdoor spaces, sit around the modern kitchen table, eat and relax outside covered by the loggia which offers a breathtaking view onto the lost green mountains on the horizon.
The sleeping area develops in 4 very spacious double bedrooms, each one with a private bathroom with shower.
The draftiness of the spaces makes Villa Niccone perfect for family or friend groups who want to regenerate themselves by spending a holiday truly immersed in nature.
The town of Lisciano Niccone is 7 km away and the town center of Tuoro with supermarkets and typical restaurants specialized in mountain and local products is 9 km away. They can be reached in 10, 20 minutes by car.
Mercatale and Lisciano Niccone are about 12 km away and the largest Umbertide is 18 km away. In a short time you can also reach interesting cities of art such as Cortona at 30 km, Perugia 28km, Città della Pieve and Città di Castello 35 km; San Sepolcro 49 Km.
The imposing Rocca di Pierle dates back to the XIII century and it rises above the valley 18 km away. At the same distance you can find the Lake Trasimeno.
By car you can go all the way around, reach the various villages that overlook onto it, relax on the equipped beaches or leave to the discover of the islands, experience fishing tourism, taste delicious typical dishes and have romantic walks at sunset.
